Swiftstead Commercial Capital, a small-business funding broker in St. Cloud, Minnesota, walks through leasing retail space: the zoning and lease checks, funding a fit-out, and financing opening inventory. Stearns County had 635 retail employers in 2023, the most of any sector, and ZIP 56301 alone had 220. Partners decide every funding request.
Retail in and around St. Cloud, MN
Retail trade had 635 employer establishments in Stearns County in 2023, more than any other sector, with 11,013 paid employees; 36.7 percent of those stores had fewer than five employees (U.S. Census Bureau, County Business Patterns 2023). A further 1,050 retail businesses had no paid employees in 2024 (Nonemployer Statistics 2024), counted separately.
By ZIP, retail led ZIP 56301 around our office with 220 establishments and ZIP 56387, almost all of it Waite Park, with 84 (ZIP Code Business Patterns 2023). This note assumes you are leasing; Swiftstead does not arrange property purchases or commercial mortgages.
Before you sign: the lease checklist
- Zoning allows retail use at the address, and any change of use is cleared.
- Who pays for the fit-out, and any landlord allowance in writing.
- Base rent plus any shared costs such as taxes, insurance and common-area maintenance.
- When rent starts: on signing, on opening, or after a rent-free period.
- Signage rights and landlord consent for alterations.
- Term, renewal options, and whether the landlord asks you to sign personally.
The address checks are in the St. Cloud, MN zoning and building permit guide.
What does it cost to lease retail space?
There is no single figure; it depends on the location, size, condition and how the lease splits shared costs. Compare quotes by adding base rent and every shared cost into one monthly number, then multiply by the term. A low base rent with heavy shared costs can cost more than a higher all-in rent.
Funding the fit-out
Shelving, counters, lighting, flooring and signage are often the largest upfront cost. A business term loan suits a fit-out you will use for years; fixtures and POS hardware can sometimes be financed as equipment. Partners will want the lease, the contractor's bid and the landlord's consent.
Funding the opening stock
Stock is a separate question. Inventory financing pays the supplier and is secured by the goods, which suits a large opening order. A credit line suits repeat orders once the store is trading. Work out how long stock sits before it sells; if it sits longer than the repayment period, the structure is wrong.
Owner-only shops and the first lease
Stearns County had 1,050 retail businesses with no paid employees in 2024 (Nonemployer Statistics 2024). For an owner-run shop, moving into a storefront changes the economics: a fixed rent, utilities and, often, the first hire. Before signing, run the month-by-month cash picture for the first year with the rent included and conservative sales. If the numbers only work at your best month's sales, the space is too big or too early.
Getting the order right
- Confirm zoning and permits for the address.
- Negotiate the lease with rent starting as close to opening as possible.
- Line up fit-out funding before signing the contractor.
- Order opening stock to arrive after the fit-out, not during it.
- Keep a cash cushion for the first months of sales.
